Daily, Weekly, Monthly and Yearly Maintenance Procedures
  1. Ongoing Daily Routine
    a. Clean the floor daily with a soft towel (tack rag) wrapped around
        the head of a large push broom. The Tack Rag should be damp
        with luke-warm water. It should not drip. If the floor is used
        heavily, tack the floor at least twice daily.
    b. Wipe up spills and any moisture on the floor surface immediately.
    c. Remove heel/scuff marks using an approved floor cleaner applied
        with a soft cloth or a dusting mop. We recommend using Hillyard
        Super Shine-All.
    d. Make sure the Heating/Ventilating/Air Conditioning system is
        functioning properly and set to maintain indoor relative humidities
        between 35% and 50% year round. In areas where the outside
        humidity is consistently high or low, a 15% fluctuation will not
        adversely affect the maple.
    e. Inspect the floor for tightening or shrinkage. If the floor has
        expansion joints, see if they are beginning to close. Check the
        expansion void around the perimeter. Check for any water leaks
        around the doors, windows, under skylights, roof, and
        ventilating systems.
  2. Quarterly
    a. Use Hillyard Super Shine-All according to the manufacturers
        instructions and thoroughly clean the floor.
  3. Yearly
    a. Using #100 abrasive screen disks, abraid the floor thoroughly
        at a rate of 500 sqft per disk. Take the shine off the existing
        finish.
    b. Clean the floor completely. Use a vacuum and then tack the floor
        as described above. Ensure that no dust is left on the floor.
    c. Using a lambs wood applicator, apply one coat of oil modified,
        V.O.C compliant, high solids polyurethane.
    d. Wait until dry and apply second coat of polyurethane.
    e. Stay off the floor for a minimum of 72 hours prior to use.
  4. Every 7 to 10 years
    a. Plan on sanding the floor to bare wood. In order to keep the
        floor beautiful, it will be important, on a scheduled basis, to take
        all the finish off the floor and start over again.
